Investment Highlights

Following are some of the outstanding features and benefits enjoyed by investors in The Grace Fund  private mortgage fund:

• Accredited Investors. All Grace Fund investors must be Accredited.

• Safety. Grace Fund mortgages are structured to minimize risk by limiting loans to a maximum 75% loan-to-value ratio of the security property. Risk is greatly minimized when there is sufficient equity remaining above all financing placed on the collateral property.

• Diversification. The Grace Fund invests in many different mortgages on many different properties in many different locations.

• High Yield. All Grace Fund mortgages are underwritten at 15.5% annual interest.

• Monthly Payments & Statement. Distribution checks are mailed monthly, with a Statement of Account showing current and year-to-date activity.

• Low Volatility. Mortgage deed investing is safe, predictable and dependable since the value of the mortgage and the interest received is fixed and not subject to wild market swings.

• Liquidity. We ask investors to commit to one year. After that, all or a portion of the investor’s capital may be withdrawn with a 60-day written notice. In the event of an emergency, management will make every effort to be accommodating.

• Minimum Investment. The minimum investment in The Grace Fund LLC is $20,000 and there is no maximum. Investment may be increased at any time by any amount.

• No Hold - No Float. The investment begins earning interest upon receipt of the paperwork and check.

• Use of Funds and Reserve Account. 100% of investor capital contributions go to the Fund with 96% placed in mortgages and 4% held in a working capital reserve account. There are no sponsor fees to the Fund.

Low Management Fees. Grace Fund Management Services, Inc. (GFMS), manager of The Grace Fund LLC, is paid by the Fund a 1/2% annual management fee. All other fees earned by GFMS are paid by the borrower.

• Monthly Newsletter & Quarterly Report. Grace Fund investors receive a monthly newsletter reporting interesting related news and a calculation of the annualized return on investment. A annual report is mailed detailing the Fund’s financial condition and investment activities for the period.

• Investor Relations. A person will always answer the Manager's phone during office hours. Investors are furnished with the cell phone numbers of top management.

• Distribution Reinvestment Plan. Investors who do not need monthly income may enroll in the Grace Fund Distribution Reinvestment Plan, where additional units of ownership may be substituted for monthly distributions.

• Investment Vehicles Other than Cash. Self-directed traditional IRAs, Roth IRAs and other qualified retirement accounts and Trusts may invest in The Grace Fund. The Fund works with several national IRA trust companies.

• Experienced Management and Track Record. The Grace Fund management team has a broad range of construction and finance experience spanning over thirty years of real estate investing.
